Collection:  The Board has chosen Pro Solutions to be our collection agency to file Notices of Intent to Lien and then file the Liens for us. They offered us what is called a “No Risk, No Fees” program which means that all costs are paid by the delinquent owners or forgiven by Pro Solutions. The good news is that our Association isn’t responsible for the fees and when paid, we get 100% of our bill.  The bad news is that collection fees can reach over $2,200 to file the Notice of Intent to Lien, Lien and any subsequent Small Claims filings.  We will start with the oldest accounts which have outstanding amounts from 2006 and send them one final notice.  If not paid, these will go to collection about November 1st.

15 Day Notice Program for Foreclosed and Vacant homes is continuing to make a difference in Hiddenbrooke.  We don’t always have the latest information about houses like this so if you have information on a home in your neighborhood, please provide it to: CCR-Complaint@HiddenbrookeOnline.org.  Mail sent to this email address will be automatically forwarded to the Manager in Charge of Foreclosures, CC&R Manager, and two Directors in charge of these managers.  As President I monitor some of these emails. 

It’s Time to Paint:  We have noticed that many homes in Hiddenbrooke are in need of paint and some may be able to get by with just painting the trim.  Please take a look at your home and see what your neighbors see from the street.  We have started mailing friendly reminder notices to some homes in the Masters and Costello.  If these homes haven’t been painted by next year, we will work harder to bring these homes into compliance.

2010 Board Openings:  Next year we will have three director slots that will be up for election.  Because our next newsletter will be in March, this is the last opportunity we have to remind you about the openings.  If you would like to be a candidate, please contact to Paul Norberg, Chair of the Nominating Committee, pnorberg@sbcglobal.net

Real Estate Re-Assessments have been sent out by the Solano County Assessor to most owners.  If you are still not happy with the assessed value, you have until November 30th to file an appeal with the Appeals Board.  If you have questions about the appeal process, please contact the Clerk of the Board at 707 784-6126.

Graffiti  Clean Up:  We would like to thank Bret & Maria Andrews for their volunteer efforts to get about 11 marks of graffiti removed by the owners of the property.  Please support this effort if you get a call.
